Research & Development Manager

DALEX Development — a development company specializing in the acquisition and development of land in Almaty and Almaty region. We create full-cycle liquid land assets: we acquire land masses, carry out their comprehensive preparation, provide them with engineering and transport infrastructure, form residential areas and industrial sites, and sell land plots to private and corporate clients. Today, DALEX is evolving from a land plot sales business to a product company creating a comprehensive ecosystem of solutions around land and real estate. New directions are under product development: real estate brokerage services, road and utility construction services, partnership development services.

We are looking for a Research & Development Manager to take responsibility for product development in the fields of development, construction, and building materials: from forming the product strategy and roadmap to launching new directions, analyzing metrics, and coordinating the team.

In scope of responsibility — forming the product strategy, building Discovery / Delivery processes, a system for testing and prioritizing hypotheses, launching new products, implementing product KPIs and metrics, as well as managing the product portfolio. Key requirement — real experience in building or deeply transforming a product function from scratch and launching products with measurable commercial results.

Main tasks:

• Research the market, trends, competitive environment, and customer needs in the fields of development, construction, and building materials.
• Make decisions on new directions, formats, integrations, and partnerships based on data and unit economics;
• Establish the process for launching new company products;
• Distribute ownership across product areas and maintain a unified team focus on priorities;
• Maintain a unified roadmap (quarterly / monthly): goals, scope, progress control, and priority changes;
• Build a transparent prioritization system with a focus on key business processes, stability, and measurable impact;
• Organize the process so that tasks come to development ready (Definition of Ready) — with acceptance criteria, success metrics, and a testing plan;
• Manage product operations: decomposition, progress control, blocker removal, cross-team dependencies, release predictability;
• Determine what and why we measure, and how changes affect stability and key business flows;
• Formulate and test product hypotheses based on customer needs and business tasks. Translate confirmed hypotheses into specific product initiatives.

Key result of the position: new business growth areas — substantiated by research of the market, trends, customer needs, and company capabilities — brought to the stage of management decision and/or launch.

Our requirements Mandatory:

• 4+ years of experience in Product Management.
• Experience launching new products or significantly developing existing ones.
• Practical experience in building and optimizing Product Discovery / Delivery.
• Experience with product hypotheses and their validation.
• Strong product analytics skills.
• Experience in forming KPIs and a system of product metrics.
• Understanding of CJM, JTBD, AARRR, North Star Metric, and other product approaches.
• Experience conducting CustDev and qualitative user research.
• Ability to independently structure complex tasks and bring them to completion.

Will be an advantage:

• Experience in Real Estate / PropTech / Development / Construction.
• Experience working with land assets or suburban real estate.
• Experience transforming a product function.
• Experience building a product team or product methodology from scratch.
• Experience working with B2C and B2B products.
• Understanding of unit economics and financial modeling of products.
• Experience launching service products.
