**Main Responsibilities ** — Ensuring constant readiness of properties for occupancy - monitoring the technical condition, operation, and sanitary maintenance of A++ class VIP properties. — Engineering Operations Management - monitoring the operation and technical maintenance of engineering systems, equipment, and "smart home" systems, timely identification and elimination of malfunctions. — Contractor and Service Organization Management - selection and supervision of contractors, organization of routine and emergency work, interaction with management and utility services. — Property Staff Management - task assignment and supervision of maintenance technicians and cleaning staff, adherence to standards and regulations. — Property Maintenance Quality Control - cleaning, condition of interiors and equipment, compliance with design standards and Owner's requirements. — Expense and Budget Management - property maintenance budget planning, procurement, control of utility payments, maintenance and repair costs. — Reporting and Operations Planning - maintaining routine work plans, monitoring their execution, preparing regular reports for the Owner.
Additional Information Responsible for several high-tech properties, their technical condition, engineering systems, staff, contractors, and budget.
Mandatory Requirements — Higher technical education: building and facility operation, construction, thermal power engineering, power engineering, HVAC, and related fields. — At least 3 years of experience in property operation (preferably in a professional management company). — Experience managing A++ class VIP properties, private residential properties, country houses, or premium apartments. — Experience managing multiple properties simultaneously. — Experience working with contractors: selection, tenders, task assignment, and quality control. — Budget planning and control skills for operations.
**Working Conditions ** Work location: Owner's properties (Moscow and Moscow Oblast) Work schedule: 5/2, from 10:00 - 19:00, in case of emergency situations - site visits on weekends. Employment under the Labor Code of the Russian Federation. Salary amount to be discussed with the successful candidate.
