Dynamically developing aparthotel chain ARTSTUDIO, managed by RBI PM, is looking for an Operations Director.
They are seeking a system manager who can transform the aparthotel chain into a unified, manageable business with transparent economics, standards, and sustainable profitability.
Responsibilities:
Network Management and Business Systematization:
- Implementation of a unified management model for the aparthotel chain
- Centralization of key business processes
- Ensuring the operation of facilities as a single system with comparable analytics
- Establishing network manageability through indicators and reporting
Finance and Reporting:
- Implementation of a unified financial reporting system (P&L, revenue/expense structure)
- Monitoring key performance indicators (ADR, OCC, RevPAR, GOP)
- Ensuring economic transparency for owners
- Controlling budget execution and increasing operational margins
Working with Owners (Investors):
- Building a unified communication system with owners of the room stock
- Ensuring regular and transparent profitability reporting
- Managing investor expectations
- Controlling the timeliness of income payments
- Reducing conflict situations and increasing the level of trust
Standardization and Quality:
- Development and implementation of unified SOPs across all network facilities
- Formation of unified service and operational standards
- Implementation of quality checklists and an internal audit system
- Ensuring the independence of processes from individuals
Additional Services and Revenue:
- Development of an additional services system as a profit center
- Formation of a unified ancillary revenue matrix
- Analysis of service profitability and optimization of the product portfolio
- Growth in the share of additional revenue
Cost Control and Optimization:
- Analysis and optimization of OPEX structure
- Implementation of cost standards
- Centralization of procurement and work with contractors
- Payroll control
- Reduction of unit costs per room
Facility Launch and Development:
- Participation in projects at the design stage (operational logic)
- Formation of the operational model for new facilities
- Launching teams and processes
- Bringing facilities to stable performance levels
- Integration of new hotels into the unified network system
Corporate Culture and Management:
- Communication of the management company's mission and values
- Formation of management discipline
- Development of the team of facility managers
- Implementation of a culture of accountability for results
Requirements:
- Minimum 5 years of experience in managing a hotel / aparthotel chain is mandatory
- Understanding of the extended stay model
- Deep understanding of finance (P&L, cash flow)
- Experience in implementing standards and centralized reporting
- Experience working with investors
- Strong management skills
