We are looking for a strong Project Manager capable of managing turnkey projects in the Business / Premium / Luxury segments. You will be responsible for managing the process from the initial concept sketches to handing over the keys to the Client.
Responsibilities:
- Full Cycle Management (Pre-construction):
- Collection and analysis of initial data, pre-project preparation.
- Development of the project roadmap, comprehensive schedules for design, supply, and construction and installation works.
- Formation and defense of the project budget broken down by cost items (from foundation to finishing).
- Technical Expertise (Chief Project Engineer):
- Development of technical specifications for designers.
- Coordination of adjacent documentation sections (Architecture → Construction → Engineering Systems → Interior → Landscape).
- Review of project documentation (stages P and RD). Experience with reconstruction and structural reinforcement is mandatory.
- Construction Supervision and Procurement:
- Author's and technical supervision on site.
- Management of contractor quality and deadlines (finishing, facades, engineering).
- Work with complex technical solutions: "Smart Home", curtain wall glazing, pools/hammams, joinery, natural stone.
- Communication and Document Management:
- Conducting meetings with the Client and contractors, monitoring protocol execution.
- Contract conclusion and administration of supplier contracts.
What we are looking for in candidates:
- Higher specialized education (Industrial and Civil Engineering, Construction).
- Project management experience of 5+ years.
- Experience managing deluxe country properties (chalets, villas, residences) over 1000 m².
- Experience with reconstruction (structural reinforcement, adaptation of old buildings).
- Experience with demolition of old buildings and new construction from scratch.
- Experience with Fit Out (finishing, procurement, furniture, equipment) of premium level.
- Understanding of complex engineering systems: pools, hammams, spas, smart homes, curtain wall glazing, natural stone.
- Experience in selecting and controlling contractors (general contractor, subcontractors for finishing, engineering, landscaping).
- Work with budgets from 500 million to 2 billion rubles.
- Communication with shareholders / top management.
