Director of Non-Core Asset Management/Head of Management Company

A large, well-known company (over 30 years in business) is seeking a Director of Non-Core Asset Management/Head of Management Company - Kirzhach!

The purpose of the position is to organize the full cycle of sales and rentals, and to ensure the management and maintenance of real estate properties.

🔷 Responsibilities:

1. Asset Monetization: · Development and launch of new products: creation of concepts for the development of land plots and properties from idea to sales launch. · Organization of the full cycle of sales and rentals.
2. Property Management: · Ensuring uninterrupted operation of assigned properties (hostel, hotel, residential complex, FSIN facilities): control of engineering systems, utility resources, conclusion of contracts with utility providers. · Organization of repairs and current maintenance.
3. Document Management: · Contract work and financial accounting: conclusion, extension, and termination of lease agreements, control of invoicing, management accounting of income and expenses for each property, preparation of primary documentation.
4. Interaction with Government Bodies: · Registration and permits: registration of rights to properties and land plots, obtaining permits for construction, reconstruction, and commissioning, coordination of documentation with the administration and supervisory authorities. · Reporting and control: preparation and timely submission of reports, declarations to control and supervisory bodies, support for inspections and elimination of injunctions.
5. Personnel Management: · Leadership and coordination of staff work at the properties.
6. Financial Control: · Budgeting: development of the annual management budget (operational expenses, repair fund) for each property, planning of revenue, and budget execution control. · Reporting and analysis: preparation of PAM schedule and reporting for the shareholder, analysis of asset efficiency, preparation of proposals for improving financial returns.

🔷 Requirements: · Higher education in Housing and Communal Services (HCS) management, or economics/law + advanced training in HCS management. · Experience in leadership positions (Asset Management Director/Sales Director/Development Director) in management and development companies for at least 5 years. · Knowledge of building operation processes, interaction with tenants and government agencies. · Experience in obtaining permits (certificates, resource contracts). · Knowledge of legislation in land law, HCS, and construction regulations. · Knowledge of construction technology will be a plus. · Experience in implementing cottage village or low-rise residential complex projects will be a plus.
