A large, well-known company (over 30 years in business) is seeking a Director of Non-Core Asset Management/Head of Management Company - Moscow!

Position Objective – To organize the full cycle of sales and leasing, and to ensure the management and maintenance of real estate properties.

🔷 Responsibilities:

1. Asset Monetization: · Development and market launch of new products: creating development concepts for land plots and properties from idea to sales launch. · Organizing the full cycle of sales and leasing.
2. Property Management: · Ensuring uninterrupted operation of assigned properties (hostel, hotel, residential complex, Federal Penitentiary Service facilities): control of engineering systems, utilities, signing contracts with utility providers. · Organizing repairs and ongoing maintenance.
3. Document Flow: · Contractual work and financial accounting: signing, extending, and terminating lease agreements, controlling invoicing, maintaining management accounting of income and expenses for each property, preparing primary documentation.
4. Interaction with Government Agencies: · Registration and permit documentation: registration of rights to properties and land plots, obtaining permits for construction, reconstruction, and commissioning, coordinating documentation with administration and supervisory authorities. · Reporting and control: preparing and timely submitting reports, declarations to control and supervisory bodies, accompanying inspections, and eliminating directives.
5. Personnel Management: · Leading and coordinating the work of personnel at the properties.
6. Financial Control: · Budgeting: developing the annual management budget (operating expenses, repair fund) for each property, planning revenue, and controlling budget execution. · Reporting and analysis: preparing a PAM schedule and reports for the shareholder, analyzing asset efficiency, preparing proposals for increasing financial returns.

🔷 Requirements:

· Higher education in Housing and Communal Services Management or Economics/Law + advanced training in Housing and Communal Services Management. · Experience in leadership positions (Asset Management Director/Sales Director/Development Director) in management and development companies for at least 5 years. · Knowledge of building operation processes, interaction with tenants and government agencies. · Experience in obtaining permit documentation (certificates, utility contracts). · Knowledge of land law, Housing and Communal Services, and construction norms legislation. · Knowledge of construction technology will be a plus. · Experience in implementing cottage village or low-rise residential complex projects will be a plus.
