iResidence is engaged in the creation and development of suburban projects in the Moscow region: from concept development and product preparation to marketing, sales, and territory development.
We are currently strengthening our marketing department and are looking for a leader who can establish systematic work across a portfolio of existing and new projects.
For us, marketing doesn't end with lead generation. It's important for us to understand the entire customer journey: from the first contact with advertising to a showing, reservation, and deal, to identify points of loss and influence the outcome together with sales and product teams.
Responsibilities:
- Manage the marketing of the project portfolio. Formulate marketing strategies for existing and new communities, define priorities, promotion channels, and budgets, monitor plan execution and results.
- Manage lead generation. Develop performance marketing, classifieds, and other advertising channels. Assign tasks to specialists and contractors, evaluate their work quality, test new hypotheses, and reallocate budgets to effective tools.
- Establish transparent analytics. Monitor marketing effectiveness across the entire funnel: lead → qualified lead → showing → reservation → deal. Control lead cost and quality, conversion rates between stages, channel efficiency, and performance against targets.
- Work with the customer journey. Analyze what the customer sees in advertising, on the website, and after contact. Develop websites, landing pages, advertising offers, presentations, brochures, and other materials that help the customer move further down the funnel.
- Collaborate with sales and product teams. Receive feedback from the call center and sales department, analyze reasons for rejections and customer loss, adjust advertising, materials, and communication. Participate in the positioning and launch of new projects, formulation of USPs and marketing packages.
- Manage the team and contractors. Evaluate the current marketing structure and propose improvements if necessary. Set clear tasks for employees and external contractors, define deadlines and expected outcomes, and monitor execution quality.
Priority tasks in the first months:
We need to achieve the following relatively quickly:
- understand the effectiveness of current advertising channels and contractors;
- establish clear analytics across the entire sales funnel;
- identify customer drop-off points and work with sales to increase conversion;
- review advertising offers and materials received by the customer;
- systematize work with classifieds;
- determine necessary changes on websites and landing pages;
- develop marketing plans for existing projects;
- participate in the preparation and launch of new projects.
We do not expect the new director to overhaul all marketing in the first month. We are more interested in seeing clear priorities, an action plan, initial implemented changes, and their impact on results.
Who we are looking for:
We will work well together if you have:
- experience in marketing management in real estate or development; experience in suburban real estate will be an advantage;
- a good understanding of performance marketing and classifieds;
- experience managing advertising budgets, teams, and contractors;
- strong analytical skills and an understanding of the sales funnel;
- experience working with CRM and marketing analytics;
- a developed eye for design, advertising, and content;
- the ability to manage multiple projects simultaneously and set priorities.
And most importantly: we need a leader who not only identifies problems but also proposes solutions, organizes their implementation, and then evaluates the results.
